Project Overview

Partnering with LaGuardia Gateway Partners LLC as construction manager, Holt Construction completed the event area, bar and conference space, including a mezzanine level for the New Business and Conference Center at LGA. Holt’s scope of work included constructing around the existing steel shell which included flooring, walls, electrical, HVAC and extensive steelwork for the art piece and extensive audio-visual systems throughout.

The space contains premium dining, cafes, a stage, meeting room, and support areas. Holt upgraded the HVAC system with four new AHUs on the roof with the installation of several fans. Additionally, a new LED curved screen wall was installed in addition to a DJ booth which was tied into existing electrical. The installation of an art piece, Orpheus and Apollo by Lippold, transported from the Lincoln Center, is hung throughout the space with the brass structure connected to the steel within the roof to support the weight. The connection point and steel were load tested and connected with aircraft cable.

Community Impact

The Atrium Business & Conference Center at LaGuardia will further enhance the world-class travel experience created by the successful $8 billion transformation of LaGuardia Airport, which is the region’s premier destination for business travelers. Nearly 30 percent of travelers using LaGuardia identified as business travelers in 2019. That number has steadily increased since the precipitous decline caused by COVID-19 in 2020, reaching 25.5 percent in 2022. The new center will allow business travelers to conduct meetings and attend conferences at the airport, an increasingly popular function at airports around the world including the MCR operated TWA Hotel at JFK.

The Challenges

This project faced several challenges that required Holt to communicate proactively with the client, problem-solve and work collaboratively to ensure that the project’s schedule and budget were maintained. The project had a tight schedule which required Holt’s team to work seven days a week for several months straight. It also required the team to proactively mitigate potential schedule impacts by utilizing air freight instead of traditional sea freight transportation for items coming from overseas. Holt had to coordinate with the base building contractor as well during the course of this project.

Collaborative Project Oversight

The team implemented onsite coordination meetings with the base building contractor to ensure that there was clear scope delineation and all parties were aligned with the project timeline. During the project’s construction phase, the client implemented a value engineering initiative, requiring Holt’s team to work with the architect as they developed new drawings. Lastly, the project faced supply chain issues with procuring the project’s RTUs. To stay on track, the team had to use and maintain existing base building AHUs to temper the space until the new RTUs were delivered. Through proactive and collaborative project oversight, Holt's team was able to successfully navigate through these challenges.

The Technology

The project team utilized various virtual design and construction (VDC) practices to create a more efficient project site with no surprises. The team used laser scanning to capture detailed geometric information about the site’s existing conditions. The information was then incorporated into a model so the team could develop accurate as-builts, identify and resolve coordination issues between existing conditions and new project scope, and produce deliverables to meet the specific needs of LaGuardia Gateway Partners. The Holt team involved all MEP trades so that their BIM models utilized the existing conditions scan. This resulted in both cost savings for the client and time savings for field measurements.
