Project Overview

The MUSC Health Bluffton Medical Pavilion is a three-story 54,000-square-foot medical office building designed to expand access to specialized healthcare across Beaufort, Jasper and Hampton counties. Located at 700 Buckwalter Towne Boulevard, the pavilion consolidates multiple existing MUSC clinics under one roof while introducing new services such as oncology and infusion care, pediatric primary and urgent care, pulmonary and sleep medicine, vascular care and laboratory services.

Constructed by Frampton Construction with design by Novus Architects and developed by The Keith Corporation, the facility neighbors the Beaufort Memorial Bluffton Community Medical Campus creating a coordinated hub of regional healthcare. Developed in collaboration with MUSC Health and Beaufort Memorial Hospital, the pavilion is designed as a modern patient-centered environment that emphasizes comfort, accessibility and coordinated care.

Community Impact

As Bluffton and the surrounding counties continue to grow, the MUSC Health Bluffton Medical Pavilion will deliver expanded access to specialized care in one central state-of-the-art facility. Consolidating multiple clinics and adding new services such as oncology, pediatric urgent care and vascular care, the pavilion will create nearly 60 new jobs and support long-term economic development through professional recruitment and expanded medical infrastructure. Working alongside the nearby Beaufort Memorial Bluffton Community Medical Campus, the pavilion will strengthen regional healthcare and position Bluffton as a hub for advanced care.

The Challenges

The Bluffton Medical Pavilion was built on a tight high-visibility site with limited access located beside the Town of Bluffton’s Building Inspections Division and at the main entrance to a 209-unit housing community. Construction coincided with the local water authority’s installation of a new tower and 36" main that reduced the road to one lane creating significant congestion for deliveries and crews. Proactive communication with the HOA, disciplined schedule management and the use of BIM coordination and real-time production tracking were critical to maintaining progress and minimizing disruption throughout the project.

The Technology

BIM coordination was leveraged throughout the Bluffton Medical Pavilion to identify and resolve conflicts before construction began, eliminating costly rework and disputes between trades. Real-time production tracking using Excel and Bluebeam visually mapped installation progress against contractual durations and flagged potential delays early. These tools provided project managers and subcontractors with clear data-driven insights, streamlining collaboration, reducing waste and keeping the project on schedule.

The Timeline

Construction broke ground in February 2025 and celebrated its topping-out milestone in May 2025 with placement of the final structural steel beam. The pavilion remains on track for completion in spring 2026, delivering a new chapter of healthcare growth and accessibility to Bluffton and the surrounding region.
